Capitol Hill Real Estate Market (Summer 2013)
Capitol Hill has had a summer of stability. Looks like the days of 13 or more offers on a condo has trickled to just getting a home at asking price. Not bad. Capitol Hill saw a high of $369/sf for single family homes back in April. Lately we have been hovering around $311-315/sf for the last three months. Condos are selling about 18% more (price per square foot) from last summer to this summer. And it looks like they are going for about 102% of asking price. Lower than the Spring but still on track towards an improved market condition.

Best Buy Right Now on Capitol HIll: The co-op market is its own sexy beast right now. One you can find a super affordable home on Capitol Hill by buying into one of the numerous co-ops. There is a special place in hearts for the Melrose Terrace. The Melrose Terrace is a huge mid-century building that has finally had a ton of work completed. It is on its way back up. But the problem with the co-op numbers for the summer is that three out of the seven co-op closings was in the Melrose Terrace. The Melrose Terrace is selling $180-240/sf. Where as the rest of the co-op market is selling at $260-330/sf.

Best Summer Things to Do on the Hill
As the sun begins to peek out from behind the clouds and stick around a little longer, it’s time for us to start hitting the town and spending a little more time outdoors. Capitol Hill offers some of the best summer activities in the entire city. One of our favorite places to hang out for an early morning brunch or an afternoon hangout is Captain Black's Bar & Restaurant. This place has one of the most well-kept secrets in the whole city, with a huge deck overlooking Capitol Hill and Downtown, perfect for catching those summertime sun rays. After some time on the deck, grab your pup and take a jaunt through one of the best green spaces, Volunteer Park. Stick to the pavement, rough it on the trails, lounge on the lawn, or meander through the Seattle Asian Art Museum; this park has a little bit of something for everyone. In July, make sure not to miss the event of the season, Capitol Hill Block Party, which takes over the Pike/Pine Corridor with some of the hottest up-and-coming music acts around. Feeling a little less motivated to dance and a little more inclined to lounge? Stop by and pick up a cold gourmet ice cream treat from Molly Moon's (or even better, track down their ice cream truck, Leo), and take it across the street to Cal Anderson Park. There is always something going on to keep you entertained, from bike polo, to pickup soccer, to summer kickball.

Buying or selling home as registered domestic partners, two single people who have been together for 30 years, or those of us gays who are newly married in the state of Washington can be tricky. How We Give Back to the Hill
We Divas see Capitol Hill as our home and as such, we try to take as good of care of our home as it takes care of us. We are shop-local obsessors, nonprofit supporters, and neighborhood promoters - whatever makes the Hill a better place, helps us too. That is why we try to support our fellow Capitol Hill folks wherever and whenever we can. Here's a rundown of some of our favorite ways that we contribute to our hood:
Divas Take the Hill
We just came off of our third annual Divas Take the Hill Party. Each year we host a Pride kickoff party to celebrate Pride month and support of of our local LGBTQ nonprofits. Year one celebrated the work of Three Dollar Bill Cinema which hosts the Seattle Gay and Lesbian Film Festival, the largest of it's kind in the Pacific Northwest. Next, we worked hard with Washington United for Marriage to make Washington State the seventh state to gain full marriage equality. This year we made fundraising record by partnering with Peace for the Streets by Kids from the Streets in support of local LGBTQ youth in Seattle. This event is one that we look forward to hosting for years to come, strengthening the work of some of the most outstanding organizations around.
Velocity Dance Center's NEXT Fest NW
As certified Dance Dorks, we Divas have long been supporters of Velocity Dance Center here on Capitol Hill. This place offers space for up-and-coming dancers to showcase the performances that they work so hard to create. Last year, we were honored to sponsor a fundraising kickoff party for Velocity's biggest event of the year: NEXT Fest NW. We ended up raising the most money that the organization has ever made at a single event. It was one heck of a time and we look forward to more Velocity time in the future.
